ABOUT OTTER POND
The beautiful community of Otter Pond is located in Montrose, Colorado. Looking south, residents enjoy breathtaking views of the San Juan and Cimarron mountain ranges. To the north is the largest flat-topped mountain in the world, the Grand Mesa. The town motto of Montrose is, "Stay here, play everywhere," and it is easy to see why. Destinations such as Ouray Hot Springs, Telluride Mountain Resort, Powderhorn Mountain Resort, and Black Canyon National Park are easily accessible and offer abundant summer and winter activities. The Uncompahgre River runs through town and offers excellent fly-fishing and rafting opportunities. Within a few miles of Otter Pond are two of the finest golf courses in Montrose: The Bridges Golf and Country Club and The Links at Cobble Creek.
At the heart of the neighborhood is a 15-acre pond. Known as a wildlife refuge, the pond supports fish, waterfowl, mink, turtles, otters, and, for a couple of weeks every winter, bald eagles. Through member contributions, the pond is stocked with brown and rainbow trout, smallmouth bass, carp, and perch, and can be caught on a catch-and-release basis. To provide maximum tranquility, only human-powered, solar, wind, or electric-engine-propelled watercraft are allowed on the pond.
Within Otter Pond are eight common areas, including a boathouse where residents can store watercraft free of charge, a marina, a tennis court, a park, and various walking paths. Located at the southern end of Montrose, Otter Pond is within walking distance of Cottonwood Elementary School, as well as many restaurants and shops. Our close-knit community is known for its strong HOA, where our Covenants, Covenants & Restrictions (CC&Rs) and By-Laws are strictly enforced. Over 35% of the HOA members are involved in the Executive Board, various committees, or other volunteer activities.
