OTTER POND

The beautiful community of Otter Pond is located in Montrose, Colorado. With breathtaking views of both the San Juan and Cimmaron mountain ranges to the south and the Grand Mesa to the north, it is easy to see why Otter Pond is a desired place to live. 

 

At its heart is a 15-acre man-made lake. Through member contributions, it is stocked with brown and rainbow trout. In addition, we have extensive and small-mouth bass, carp, and perch. Only human, solar, wind, or electric engine propelled watercraft are allowed on the lake to provide maximum tranquility. Known as a wildlife refuge, the lake supports fish, waterfowl, mink, and turtles. In addition, eight common areas include a boathouse, marina, tennis court, a park, and various walking paths.

 

Located at the southern end of Montrose, Otter Pond is close to Cottonwood Elementary School and within walking distance to many restaurants and shops. Within a few miles are two of the finest golf courses in Montrose: The Bridges and Cobble Creek.

Our close-knit community is known for its strong HOA, whereby our C, C & R’s, and By-Laws are strictly enforced.  Over 35% of the HOA members are involved in the Executive Board, various committees, or other volunteer activities. With 85 properties within the development, Otter Pond offers a little something for everyone!
